MeadowMender is a property inspection and land monitoring service currently operated by its two founders under the MeadowMender trading name (referred to in these Terms as “MeadowMender”, “we”, “us”, or “our”).
We are in the process of registering a Limited Liability Partnership (LLP) in India. Until that registration is complete, MeadowMender operates as an unregistered business partnership between its founders. These Terms and Conditions will be updated to reflect the registered entity name and details upon incorporation, which we expect to complete shortly. This does not affect the validity of these Terms or any obligations arising from them.
We provide observational field inspection services for land and property in Kerala, India, primarily for non-resident Indians (NRIs) based in the United Kingdom and overseas.
Our principal place of operations is in Kerala, India. For all communications, please use the contact details in Section 17.
In these Terms and Conditions, the following words have the meanings set out below:
By registering your interest on our Waitlist, purchasing a Service, or otherwise engaging with MeadowMender, you confirm that you have read, understood, and agree to be bound by these Terms and Conditions, together with our Privacy Policy.
If you do not agree to these Terms, please do not use our website or Services.
You must be at least 18 years of age to use our Services.
4.1 MeadowMender is currently in a pre-launch phase. Submitting your details on our website registers your interest in our Services only. It does not create a contractual obligation on either party and does not guarantee that Services will be available in your area or within any specific timeframe.
4.2 By joining the Waitlist, you consent to us contacting you with updates about our launch, pricing, and service availability in your region. You may withdraw from the Waitlist at any time by contacting us at support@meadowmender.com.
4.3 No payment is requested or taken at the Waitlist stage.
4.4 We will not share your Waitlist details with any third party for marketing purposes.
Once operational, MeadowMender will offer the following Services:
A single field visit to your Property by a MeadowMender Field Officer, including photographic documentation with GPS-verified location stamps, and a written inspection Report covering condition, vegetation, boundary observations, and any visible encroachments.
Two inspection visits per year, delivered approximately six months apart. A Report is provided following each visit.
Four inspection visits per year, delivered approximately quarterly. A Report is provided following each visit.
5.4 All Services are subject to availability in your Property's service zone. We currently operate across three zones in Kerala: North (Kozhikode district and surroundings), Central (Ernakulam district and surroundings), and South (Thiruvananthapuram district and surroundings). We will confirm zone availability before accepting any payment.
5.5 Visit dates will be agreed between you and MeadowMender following confirmation of your booking. We will provide reasonable advance notice of all scheduled visits.
6.1 Our Reports are observational in nature. Field Officers record what is visibly present at the time of the visit — including the general condition of the land, vegetation, perimeter features, structures, and any obvious signs of encroachment or change. Our visits are not technical inspections.
6.2 Our Reports are not a substitute for, and should not be relied upon instead of:
6.3 MeadowMender does not provide legal, surveying, engineering, valuation, or financial advice. Nothing in our Reports or communications should be construed as such.
6.4 Our Field Officers will not enter any area that appears unsafe, where access is actively disputed, or where permission has not been secured. If a visit cannot be fully completed due to access issues, we will document what was observed, describe the circumstances, and contact you promptly.
6.5 We cannot guarantee that all encroachments, boundary irregularities, or changes in property condition will be visible or detectable during a routine field visit.
7.1 By booking a Service, you confirm that you are either the legal owner of the Property or have written authority from the legal owner to commission an inspection.
7.2 You are responsible for providing accurate information about your Property at the time of booking, including its location, approximate size, and any known access restrictions, disputes, or sensitivities.
7.3 Where a caretaker, neighbour, or local contact is required to facilitate access to the Property, you are responsible for making those arrangements in advance. MeadowMender is not liable for a visit that cannot be completed due to access issues that were not disclosed at the time of booking. In such cases, the visit will be treated as a missed visit under the relevant cancellation terms.
7.4 You agree to use our Reports for your own personal reference only. You should seek independent professional advice before taking any legal, financial, or property-related action based on our Reports.
8.1 Our pricing at launch is as follows:

Properties over 2 acres may attract a supplementary charge. We will advise you of any additional fees before confirming your booking.
8.2 Clients aborad will pay in USD via our Stripe payment gateway. India-based clients may pay in INR via Razorpay. All payments are processed securely by our payment providers. MeadowMender does not store your card details.
8.3 Full payment is required at the time of booking. For Subscription Plans, the full annual fee is due upfront.
8.4 Prices displayed on our website are inclusive of all. Indian clients may be subject to applicable Goods and Services Tax (GST) under Indian law, which will be shown at checkout.
8.5 We reserve the right to amend our pricing at any time with reasonable notice published on our website. Bookings already confirmed and paid will be honoured at the price agreed at the time of payment.
9.1 One-Off Visits: You may cancel a confirmed booking at least 72 hours before the scheduled visit date and receive a full refund. Cancellations made within 72 hours of the visit are non-refundable, as our Field Officer will have been committed and dispatched.
9.2 Subscription Plans — Cooling-Off Period: You may cancel a Subscription Plan within 14 days of purchase and receive a full refund, provided no visits have been completed during that period.
9.3 Subscription Plans — After 14 Days: If you cancel after 14 days, or once any visit has been completed, a refund will be calculated on a pro-rata basis for visits not yet carried out. No refund is provided for visits already completed.
9.4 Service Failures by MeadowMender: If we are unable to complete a scheduled visit due to circumstances within our control, we will offer either a rescheduled visit at no additional cost, or a full refund for that visit — at your choice.
9.5 Refunds will be processed to your original payment method within 7–10 business days of approval.
9.6 To request a cancellation or refund, please contact us at support@meadowmender.com with your booking reference.
10.1 MeadowMender's total liability to you in connection with any Service shall not exceed the total fees paid by you for the specific visit or plan in question.
10.2 We shall not be liable for any indirect, consequential, or special losses arising from your use of our Services, including but not limited to: loss of property value, loss of rental or agricultural income, legal costs arising from boundary or title disputes, or costs arising from reliance on our Reports without independent verification.
10.3 We make no warranty that our Services will detect all conditions present at the Property, or that our Field Officers will observe features that are concealed, underground, obscured by vegetation, or not visible from accessible areas of the Property.
10.4 Nothing in these Terms limits our liability for: death or personal injury caused by our negligence; fraud or fraudulent misrepresentation; or any other liability that cannot be excluded by law.
11.1 All Reports, photographs, and written content produced by MeadowMender are our intellectual property until full payment is received. Upon receipt of payment, we grant you a personal, non-transferable licence to use the Report and associated photographs for your own private reference.
11.2 You may not sell, publish, distribute, or commercially exploit our Reports or photography in any form without our prior written consent.
11.3 The MeadowMender name, logo, and associated brand elements are proprietary to MeadowMender. Unauthorised use of our branding is not permitted.
12.1 We collect and process your personal data in accordance with our Privacy Policy, which is published on our website and incorporated into these Terms by reference.
12.2 MeadowMender serves clients across multiple countries. We are committed to handling personal data in compliance with applicable data protection law in each jurisdiction from which we accept clients. The frameworks that currently apply to our operations include:
Where clients are based in other jurisdictions, we apply the same standard of care described in this section and comply with any applicable local data protection requirements. 12.3 Our operations and data handling in India are subject to the Digital Personal Data Protection Act 2023 and any associated rules.
12.4 Property-specific information — including location details, GPS coordinates, photographs, and land descriptions — is treated as sensitive. This information is shared only with the Field Officer assigned to your visit, and only to the extent necessary to carry out the inspection. It is not shared with any other third party without your consent.
12.5 You have the right to request access to, correction of, or deletion of your personal data. Please contact us at support@meadowmender.com to exercise these rights.
13.1 Our website and Services make use of certain third-party platforms, including payment processors (Stripe, Razorpay), email services, and data storage tools. Your use of those platforms is subject to their own terms and privacy policies.
13.2 MeadowMender is not responsible for the availability, accuracy, or conduct of third-party services, though we take reasonable care in selecting reputable providers.
14.1 These Terms and Conditions are governed by and shall be construed in accordance with the laws of India.
14.2 In the event of any dispute arising from these Terms or the Services provided, both parties agree to first attempt resolution through good-faith written communication within 30 days of the dispute being raised.
14.3 If a dispute cannot be resolved through negotiation, it shall be referred to the exclusive jurisdiction of the courts of Kerala, India.
14.4 Nothing in this clause prevents either party from seeking urgent interim or injunctive relief from any court of competent jurisdiction where necessary to protect their rights.
15.1 We may update these Terms and Conditions from time to time. The current version will always be published on our website with a revised “Last updated” date at the top.
15.2 Your continued use of our website or Services after any update constitutes acceptance of the revised Terms.
15.3 For material changes that affect active Subscription Plan holders, we will provide at least 30 days' written notice by email before the changes take effect.
16.1 If any provision of these Terms is found to be unenforceable, the remaining provisions shall continue in full force and effect.
16.2 Our failure to enforce any right or provision of these Terms shall not be considered a waiver of that right or provision.
16.3 These Terms constitute the entire agreement between you and MeadowMender in relation to the Services, and supersede all prior discussions or representations.
